This beautiful Cotswold stone barn conversion is situated in an idyllic location and is a stroll away from an excellent restaurant and 2 pubs. Toad hall is one of a small group of similar, attractive properties that once formed Lower Farm Cottages, but now individually owned.  Guests have the benefit of additional communal lawns and picnic area with gorgeous views overlooking the adjacent manor house gardens, mill stream and resident mallards! This is a most wonderfully relaxing place to get away from it all. At the rear of Toad Hall is a beautifully kept, sheltered private garden mainly laid to lawn and with a sitting out area for you to enjoy those warmer days or a meal al fresco. This charming holiday home has much character including some exposed Cotswold stone walls and timbers and is surrounded by immaculately kept grounds.

Accommodation

Ground floor : Spacious hallway, bathroom leading off the hall with shower over the bath, wash hand basin and WC; large living room that has at both aspects large mullioned windows giving lovely views. This lovely family room comprises sitting area with comfy sofas, TV/DVD/Video & coffee table and dining area with family sized pine dining table; a well equipped kitchen leads off the dining area and is ideal if you like to chat with friends while preparing a meal. Stairs lead from the hallway up to the:

First floor : King size double master bedroom en suite with shower room (shower, WC & wash hand basin); spacious 2 nd double bedroom with portable colour TV & mullion window overlooking the rear garden; 3 rd bedroom with full size bunk beds and mullion window.
